Built-up Roof Systems

A built-up roof (BUR) membrane is a continuous, semi-flexible roof membrane system consisting of multiple layers of felts, fabrics, or mats assembled in place with alternate layers of bitumen (asphalt). Surfacing consists of a mineral aggregate surfacing (gravel), bitumous emulsion and top coating, or a granule-surfaced cap sheet. In some instances, a built-up membrane system is used as the base plies beneath a modified bitumen membrane system. Built-up roofs systems have stood the test of time and are still a very popular choice among roofing specifiers and professionals.

Modified Bitumen Roof Systems

Polymer-modified bitumen, also known as asphalt, was developed in Europe in the mid-1960s and has been used in North America since about 1975. Polymer-modified roof membranes are composed of reinforcing materials such as polyester, glass fiber, or both. These materials serve as the carriers for the hot-polymer-modified bitumen (asphalt) as it is manufactured into a roll material.

There are two types of polymer-modified asphalts: Atactic Polypropylene Polymer (APP) and Styrene Butadiene Styrene Polymer (SBS). Generally, APP polymers give the material a “plasticized” nature and SBS polymers give the material a “rubberized” nature. Roofing with polymer-modified bituminous materials is largely similar to built-up roofing in that the roll materials are used in redundant manners to effectively build up a durable, multi-ply roof membrane.

Single Ply Roof Systems

Single-ply membranes are flexible sheet materials that are used in one-ply or one-layer configurations as low-slope roof membranes. There exist two types of membranes: Thermoset roof membranes (EPDM, CSPE, PIB) and Thermoplastic roof membranes (PVC, TPO, KEE). In laymen’s terms, this means the Thermoset roof membrane is cured and the Thermoplastic roof membrane’s physical characteristics allow it to repeatedly soften when heated and harden when cooled. Thermoset roof membranes are seamed or bonded to like materials with adhesives and tapes, while thermoplastic roof membranes are typically seamed by heat-welding. Single-ply membranes are very popular commercial roof systems due to their cost-effective nature and the fact most are considered cool roof systems.

Green Roof Systems

The NRCA Roofing and Waterproofing Manual describe a GREEN roof as an area of planting or landscaping installed on a waterproof substrate at any building level, including the roof level, that is separated from the ground underneath it by a man-made structure. However, the discussion about GREEN roof systems brings about different reactions from different people. To some GREEN means roofs with plant (vegetation) systems incorporated into them. To others GREEN means contributing to our environment and the conservation of energy Biscayne, we believe that GREEN is a way of thinking; Biscayne is a member of the U.S. Green Building Council, and all of our employees are committed to the environment we live in.

PMMA Fluid Applied Roof Systems

The Seam Free PMMA Liquid Membrane and Flashing System consist of a two-component, fast-curing, polymethyl-methacrylate (PMMA) resin and a non-woven, chopped strand fabric reinforcement. The system provides an elastomeric, monolithic roofing and waterproofing membrane ideal for plaza decks, balconies, garden roofs, or as a stand-alone membrane. SeamFree PMMA is ideal for small irregular-shaped roofs or for roofs with many penetrations. In addition to paving tiles, pedestal systems, and garden roofs, SeamFree PMMA can also be surfaced with a variety of other aggregates, including roofing granules, and white or other roof coatings.
